Toluca Lake Building Nears Full Occupancy
With the signing of a lease for 11,000 square feet of space, the new 4000 Alameda Building in the Toluca Lake area of Burbank has passed the 85% occupancy mark, according to David Meyers, managing partner of Alameda Partners, building owners.
Coldwell Banker Commercial Real Estate Services represented radio stations KZLA-KLAC, a division of Capitol Cities Communications, in the 10-year lease valued in excess of $2 million, while John Stuart represented the building owners. The lease is for top-floor space in the six-story, 111,471-square-foot building at the southeast corner of Alameda and Pass avenues.
Vern Ore, general manager of the radio stations, said that the location was important in the decision to locate in the building. He cited access to the Ventura, Hollywood and Golden State freeways, proximity to the Burbank and Universal City movie studios and desirable residential areas close to the building.
Among the other entertainment industry tenants in the building is Columbia Pictures, which has 37,411 square feet of space in the structure, including all of the second floor and part of the fifth floor.
