JLo opens up and prices down in Hidden Hills
More than a year in, Jenny From the Block’s house is still on the block.
Singer-actress Jennifer Lopez is now asking $12.5 million for her work-live estate in Hidden Hills, down from $14.5 million. She’s also offering an updated peek inside the place, which has been on and off the market since January 2015 with an original asking price of $17 million.
The more than three-acre property in the Ashley Ridge area of the gated equestrian community has 17,129 square feet of living space and a slew of amenities. A resort-style swimming pool with a spa, a children’s play area and an outdoor living room make the most of the region’s indoor-outdoor lifestyle.
But not all the fun features are outside. A breezeway off the house connects to a work/entertainment wing with a recording studio, dance studio/gym, 20-seat theater, game room, bar and guest suite.
Inside the traditional-style main house are formal and informal living rooms, a dining room that seats 12, a paneled library and a breakfast area. The kitchen opens to a veranda. Including the master suite with a sitting area and terrace there are nine bedrooms and 13 bathrooms.
Garage parking can accommodate eight vehicles, and 15 more can be parked in the motor court.
The estate, built in 1993, last changed hands for $8.2 million.
Lopez, 46, stars in the current crime drama “Shades of Blue.” She has worked as a dancer, singer and actress, landing a breakthrough role in “Selena” (1997). Last year she starred in the films “The Boy Next Door” and “Lila & Eve.”
She has been a judge on “American Idol” for the last five years. Her most recent studio album, “A.K.A.,” was released in 2014.

Feather in his mayoral cap
Chalk up another accomplishment for Eric Garcetti. The Los Angeles mayor and his wife, Amy Wakeland, have sold their house in the Echo Park area for $1.705 million — $55,000 above the asking price.
Designed by Daniel L. Dworsky in 1953 and renovated by Scrafano Architects, the glass-walled post-and-beam home sits on about half an acre and has views of the city, canyon and surrounding hills.
The open-area floor plan space features polished concrete floors. A two-sided fireplace creates a divider in the living room. An updated kitchen and breakfast bar, a dining area, three bedrooms and two bathrooms are among the living areas.
The hillside lot includes terraced vegetable gardens, fruit trees, patios and an outdoor dining area. A carport for two vehicles sits below the house.
Garcetti and Wakeland bought the property in 2000 for $345,000, public records show.
Last year, the couple sold a home in Silver Lake to Anthony Gonzalez of the electronic music band M83 for $1.9 million. They live at the Getty House, the official residence for the mayor of L.A., in Windsor Square. Garcetti, 45, took office three years ago to become L.A.’s 42nd mayor.

He’s ready to script an exit
Screenwriter Alan Ball has listed his compound in Hollywood Hills for sale at $8.5 million, public records show, and it’s a true beauty.
More than an acre of grounds surround the wood-clad 1954 Craftsman house and detached guesthouse. A two-story gym with a steam room, a studio/pool house, a swimming pool and an aviary are also on the grounds. A fire pit with a seating area takes in city and canyon views.
In the main house, the vaulted-ceiling living room, kitchen and breakfast room open to garden and city views. Other living spaces within the 6,000 square feet of interior space include a home theater and a wood-paneled library with a fireplace.
The master suite features a fireplace and a balcony. When combined with the guesthouse there are a total of six bedrooms and six bathrooms.
Ball, 58, is known for writing “American Beauty.” The Oscar and Emmy winner created and produced the series “True Blood” and “Six Feet Under.” His other producer credits include the TV show “Banshee” (2013-15).

A change of plans in Los Feliz
Actor Tony Hale of “Veep” is adding the role of landlord to his official duties, listing his Los Feliz house for lease at $6,950 a month. The house was listed for sale briefly at $1.799 million before he decided to keep the place and rent it out.
The traditional-style home, built in 1937, has a “Leave It to Beaver” curb appeal. The symmetrical, wide front of the house is reached by a brick walkway that ends at a bright-yellow front door flanked by black shutters. Bay windows are positioned on both sides of the entry. Black shutters continue on the second-floor windows.
In addition to the living room with a fireplace, there’s a dining room, four bedrooms and three full bathrooms in the 2,226 square feet of living space. A laundry/mudroom has a doggy door that leads to a run.
The balcony looks out onto the backyard, which includes brick patios, a boccie-length play area and an outdoor fireplace.
Hale, 45, gained fame on the series “Arrested Development” (2003-13). He has twice won Emmy Awards for his role as a vice presidential aide on “Veep” (2012-present).
He bought the property in 2005 for $1.35 million, public records show.

Seeking return on her investment
Stage and screen star Stockard Channing, who is on the current series “The Good Wife” and “The Mysteries of Laura,” has listed a Hollywood Hills West home for sale at $1.895 million.
If that price seems modest for a veteran actress of her stature, property records peg this as an investment house. The single-story house, built in 1950, has been leased out on and off during her ownership in the range of $4,000 to $6,000 a month.
Set on more than half an acre, the secluded home has canyon and hillside vistas. Windows above built-in corner seating in the spacious living room frame treetop views.
The nearly 2,200 square feet of white-walled living space also includes a dining room, a breakfast area, a wide kitchen that opens to terrace space, two red-brick fireplaces, two bedrooms and two bathrooms. There are covered and open-air patios.
Channing, 72, gained fame in the 1978 film “Grease” and won a Tony in 1985 for the revival of “A Day in the Life of Joe Egg.” She played the first lady in the series “The West Wing” (1999-2006), for which she won an Emmy. Channing won another for the 2002 TV movie “The Matthew Shepard Story.” Her film work includes “Six Degrees of Separation” (1993) and “Practical Magic” (1998).
She bought the property in 2003 for $1.075 million, public records show.
