Grading Begins in Placentia
Grading for Palm Court, a $6-million, 17-home Placentia project by Concorde Development Co., will begin at the end of this month, with construction to follow immediately.
The single-phase development at Chapman Avenue and Angelina Drive near the Orange (57) Freeway will consist of four- and five-bedroom detached houses in two floor plans, with 2,191 to 2,434 square feet. Prices are expected to be in the low $300,000s, according to Dennis Gage of the Irvine-based development firm.
Sirco Buys Land for San Jacinto Homes
Sirco Development, Garden Grove, has purchased 65 acres of land in San Jacinto for a 248-unit detached-home tract. The North San Diego County office of Grubb & Ellis represented both Sirco and the seller, Steve Slagter, in the $3,149,600 transaction.
Construction of the three- and four-bedroom houses at Chase Street and the Ramona Expressway in the Riverside County community is expected to begin in about six months. They will be priced from the low $100,000s to about $140,000.
Home Construction Set for Murrieta
Construction is expected to begin in March on The Lewis Collection, a 195-unit detached home development by Upland-based Lewis Homes of California in the Riverside County community of Murrieta.
The one- and two-story, three- and four-bedroom houses will range in size from 2,400 to 3,400 square feet and will be priced starting in the low $200,000s. The development on Washington Avenue will be in the master-planned community of San Martin, five blocks from the Bear Creek golf course.
Retirement Housing Planned in Dana Point
The Emeritus Housing Group plans to construct a resort retirement community on a 10.5-acre site it has purchased overlooking the Pacific Ocean in Dana Point, according to David O’Malley, of O’Malley Partners, Santa Monica, managing general partner for Emeritus.
Emeritus purchased the site for an undisclosed amount from Buena Vida Investment Co. and has submitted plans for 193 one- or two-bedroom attached units with 880 to 1,800 square feet of space. They will sell for about $200,000 to about $300,000, O’Malley said. Construction is expected to begin next March on the development on Del Obispo Street, he added.
Homes Planned Next to Palm Springs Club
International Developers Inc. and the Dahl Co. will build 55 three-bedroom-plus-den houses priced from $500,000 to $800,000 adjacent to the Canyon Country Club in Palm Springs.
Palm Springs has approved a tentative tract map for the $35-million, 25-acre Mountain Vista development, and final approval is expected in the first quarter this year, according to Al Fairfield, chief executive officer of International Developers, Newport Beach. The houses will be offered in five plans ranging from 3,500 to 5,000 square feet and will be built on land at S. Palm Canyon and Acanto drives.
Van Daele to Debut 7 Home Developments
Van Daele Development will introduce seven new housing projects in Riverside County this year, with three opening for preview sales Saturday and the remaining four scheduled for spring through summer introduction.
Opening this month, with model grand openings in March, are the 102-unit Legacy Series in Orangecrest Hills in Riverside, featuring move-up houses; the 137-unit Van Daele Collection at Rancho Las Brisas in Rancho California, with entry-level and first-time move-up houses, and the 144-unit Regatta Collection in Perris, consisting of entry-level houses.
The other four Van Daele developments are Canyon Collection, with 180 move-up houses near Lake Elsinore; Signature Series in Rancho California, with 126 houses; Summit Series in the Jurupa Hills area of Riverside, with 120 houses for first-time buyers, and a still-to-be-named 149-unit development in the Canyon Crest area of Riverside.
