MOORPARK : Panel Approves 1st Gated Community
The Moorpark Planning Commission on Monday approved the subdivision of a 348-acre site that will become the first private gated community in Moorpark, with ranch-style houses costing more than $1 million.
The project, called Ranches of Aspen Ridge, will be north of downtown on Walnut Canyon Road and about half a mile north of Casey Road. Walnut Canyon Road is the city’s only northern outlet to Fillmore.
Approval of the project was delayed two weeks by the commission because of concern about whether bridle trails in the project could be used by the general public.
As a condition of approval, the commission stipulated that the project’s homeowners association work with the city and the Santa Monica Mountains Conservancy to develop a trail system, including the equestrian trails in the subdivision, for use by the general public.
The 66 lots, each a minimum of five acres, would cost $400,000 to $650,000 and will be surrounded by more than 20 miles of three-rail white fencing.
