Emmett Buys 712-Unit Barrington Plaza

Brentwood-based Douglas Emmett & Co. has acquired the 712-unit Barrington Plaza in West Los Angeles, one of the largest apartment complexes in Los Angeles County, for approximately $100 million.

The Barrington Plaza complex, which includes three apartment towers plus approximately 50,000 square feet of retail shops and office space, occupies a full block along Wilshire Boulevard between Barrington and Stoner avenues. It is the 10th-largest apartment complex in the county, according to Laurence Kurtz, San Pedro-based Apartment Directory publisher.

Barrington Plaza is adjacent to the Landmark II office project, another full block of property owned by Emmett that the company bought late last year for approximately $125 million.

Executives of Emmett would not comment on the Barrington Plaza purchase, and the property’s former owner, listed on county records as Leonard Friedman, could not be reached.

Real estate industry sources, however, said the apartment complex sold for between $100 million and $110 million in a deal that adds yet another premier property to a growing list of high-profile and trophy properties owned by Emmett in West Los Angeles and Brentwood.

“They were already one of the major property owners out here. This just makes them that much bigger,” said David Lachoff, a broker in the West Los Angeles office of Grubb & Ellis Co.
