S.V.N. Equities of Irvine bought the 478,715-square-foot Marlborough Square Business Park at 1600 Chicago Ave. in Riverside for $18 million from Land Mark Asset. The buyer was represented by Frank Kosi of Sperry Van Ness. Land Mark Asset represented itself.

* Financial services firm Sutro & Co. signed a 10-year, $10-million lease for 19,000 square feet of space at Water Garden II, a Santa Monica office complex under construction by J.H. Snyder Co. at 1601 Cloverfield Blvd. Sutro will relocate from West Los Angeles upon commencement of the lease in December. Eric Duncanson and Stephen Walbridge of Julien J. Studley Inc. represented Sutro. J.H. Snyder was represented in-house by Brendan McCracken and Scott Chalmers.

* A West Los Angeles office building owned by W.O. Boulevard Corp. was sold for $8.8 million. The buyer was 10345 Olympic. The 46,685-square-foot building is at 10345 Olympic Blvd. The principals were represented by Matthew Sullivan at Marcus & Millichap.

* Kensington Del Rancho, a joint venture of Los Angeles-based Hanover Financial Co. and Tustin-based Kensington Management Group, acquired a 50,265-square-foot retail and office project at 27600-27674 Newhall Ranch Road in Valencia for about $7.6 million from Newhall Land & Farming Co. LeAnne Seichel of Told Partners represented the buyer. Tom Lagos of Grubb & Ellis represented the seller.

* AC Industrial Properties purchased a 128,640-square-foot building at 9700-9770 Bell Ranch Drive in Santa Fe Springs for $6.5 million from Pacific Gulf Properties. The buyer and seller were represented by John Tenaglia, Elizabeth Hughes and Clif Fincher of Lee & Associates.

* KW, a Los Angeles-based private investor, bought the 109-unit Cypress Gardens apartment complex at 520 Hibiscus Ave. in Redlands for $5.2 million from Cameron Merage Living Trust of Costa Mesa. John Kalmikov of Grubb & Ellis represented the buyer. Bob Kirkpatrick of Kirkpatrick Properties represented the seller.
