Second Phase of Ontario Business Park Underway

Proficiency Capital Corp. of Los Angeles has begun construction of the 430,000-square-foot second phase of its $50-million Ontario Gateway West business park near Ontario International Airport .

Construction has begun without a tenant for the 430,000 square feet of warehouse space, an indication that the developers believe the demand for Inland Empire industrial space is strong enough that the new space will be filled by the time it is completed or soon thereafter, said Jeffrey Trenton, president of Proficiency.

General contractor for the second phase of the 60-acre business park is Oltmans Construction Co. of Whittier, which also built the 958,000-square-foot first phase.

Construction of Phase 2 is due to be finished by midyear, according to Lori Woodcock, project manager for Oltmans. Architect for the project is Lee & Sakahara of Irvine.

When the second phase is completed, Trenton said, it will be acquired by Strategic Partners, an investment fund affiliated with Los Angeles-based CB Richard Ellis Investors, which also acquired the first phase of the project.
