Steve Wynn tops L.A.’s most expensive sales with off-market purchase

The homes of a fashion mogul, a film producer and an Emmy Award-winning actress were among the most expensive residential real estate sales in the greater Los Angeles area last week.

$47,851,500 -- Beverly Hills

Guess co-founder Maurice Marciano sold his home in the 1200 block of Benedict Canyon Drive to hotel and casino magnate Steve Wynn in a deal that closed outside the Multiple Listing Service.

Though details are sparse, property records show that the contemporary-style home was built in 2004 and has eight bedrooms and 13 bathrooms in 19,299 square feet.

Hedged and gated grounds of nearly three acres include a large motor court, multiple patios, rolling lawns and a swimming pool and spa.

Marciano bought the property in 1987 for $2.825 million, records show.

Wynn, whose net worth is about $2.6 billion, tipped his hand to the purchase a week ago when he listed his Bel-Air home for sale after just eight months of ownership. The 11,027-square-foot Traditional overlooking the Bel-Air Country Club is currently listed at $17.45 million.

$12.85 million -- Pacific Palisades

A newly built home behind gates in the 500 block of Amalfi Drive sold after listing in May for $13.85 million. Centering on views of Santa Monica Canyon, the half-acre property previously went for $3.225 million in 2012.

Entered through a two-story foyer, the Cape Cod-inspired Traditional spans 9,706 square feet with formal living and dining rooms, a wine cellar, a lounge, six bedrooms and eight bathrooms. An elevator services all three floors.

Outdoors, a covered patio opens to a swimming pool and outdoor living room. A 2,600-square-foot subterranean garage has parking for six cars.

Faye Sarafian-Erdman of Nelson Shelton & Associates and Drew Fenton of Hilton & Hyland were the listing agents. Veronica Klein of Gibson International represented the buyer.

$10.825 million -- Beverly Hills

Husband-and-wife film producers Rick Nicita and Paula Wagner sold their Dutch-inspired compound in the 1500 block of Summitridge Drive after listing it for sale in February for $12.5 million.

The two-parcel property, acquired by the couple in the 1990s in two separate transactions, occupies about an acre with views extending from downtown L.A. to the ocean.

A four-bedroom main house, a two-story guesthouse, a detached screening room, a gymnasium and a swimming pool are within the walled and gated grounds.

Branden Williams of Hilton & Hyland and Ron de Salvo of Coldwell Banker Residential Brokerage had the listing. Jonathan Ruiz of The Agency repped the buyer.

$9.995 million -- Beverly Hills

Veteran film executive and producer Alan Ladd Jr. sold his home in the 700 block of North Arden Drive for the asking price.

The gated English-country-style house, built in 1988, features a formal entry with a sweeping staircase that opens to the living and dining rooms. The 5,680 square feet of living space has a total of five bedrooms and five full bathrooms including a master suite with a fireplace and a private veranda.

Grounds of nearly half an acre contain English ivy, rose bushes, a grotto-style swimming pool and a two-story guesthouse with its own garage.

Ladd bought the house in 2001 for $4.5 million.

Paul Margolis of Coldwell Banker was the listing agent, and independent broker Marianna Wu represented the buyer.

$7.75 million -- Beverly Hills

Actress Kim Delaney, who won an Emmy for her role in the series “NYPD Blue,” sold her home in the 700 block of Walden Drive for $225,000 less than the May list price.

Built in the 1928, the Spanish Revival-style house is distinguished by such original details as a tiled exterior entry, a tiled foyer and stained glass windows.

Formal living and dining rooms, a den with a wet bar, and a cook’s kitchen are within the 5,264 square feet of space. A total of six bedrooms and 5.5 bathrooms includes a detached guest casita.

Outdoors, various patios, an expansive lawn and a swimming pool and spa make up the grounds.

Delaney bought the house in 2003 for $1.5 million, records show.

Billy Rose and Alex Brunkhorst of The Agency were the listing agents. Adam Rosenfeld and Kyle Giese of Mercer Vine represented the buyer.

$7.73 million -- Arcadia

In the Upper Ranch area of Arcadia, a newly built home designed by Robert Tong sold after listing for sale in July for $8.188 million. The property, on more than half an acre in the 900 block of Fallen Leaf Road, previously went for $2.7 million in 2013.

Drawing from contemporary and Prairie style, the 10,083-square-foot house features crisp interiors with marble and walnut floors, custom lighting and a foyer with a wrought iron staircase.

Among amenities is a center-island kitchen with a herringbone backsplash, a separate wok kitchen, a wine cellar, a wood-paneled library and a home theater. There are seven bedrooms, 5.5 bathrooms and an elevator across two floors.

Sliding glass doors open to an outdoor living room with a kitchen and a fireplace. Elsewhere on the grounds are a four-car garage, a large deck and saltwater pool and spa with a fountain feature.

Tim Cragoe of Re/Max Premier Property Arcadia was the listing agent. Amber Hu of IRN Realty was the selling agent.

$6.5 million -- Rancho Palos Verdes

A clifftop Mediterranean on Via Del Cielo sold for $400,000 under than the June list price.

Built in 2000, the 8,113-square-foot home has an elevator, a grand foyer with a double staircase and an ocean-view dining room with seating for 12 people. Other living spaces include a living room with a wet bar, an open-area kitchen, five bedrooms and 4.5 bathrooms.

Palm-topped grounds center on a swimming pool and spa. An oceanfront trail flanks the rear of the property.

$6.4 million -- Hollywood Hills West

Real estate developer Maxim Cherniavsky, who appeared on the Russian version of the reality show “The Bachelor,” sold his renovated contemporary-style home in the 2500 block of Carman Crest for $1.095 million less than the original asking price.

Wrapped in wood paneling and glass, the two-story home has 4,500 square feet of open space with large formal areas, a glass-enclosed wine cellar and a floating staircase. Floor-to-ceiling walls of glass frame panoramic views of the L.A. skyline.

The master suite has a a walk-in closet and a private balcony that overlooks the swimming pool and spa. There are five bedrooms and 5.5 bathrooms in all.

He bought the property in 2009 for $2.5 million, records show.

Josh and Matt Altman of Douglas Elliman shared the listing. Mark Rutstein and Greg Holcomb of Partners Trust represented the buyer.

$6.3 million -- Beverly Hills

A Midcentury Modern-style home in the 1200 block of Angelo Drive sold after coming to market in April for $6.9 million.

A fountain entry sets the stage for the 3,105-square-foot home, which has floor-to-ceiling glass, raised ceilings and Travertine floors. The open floor plan features formal living and dining rooms with a period fireplace, three bedrooms and 3.5 bathrooms.

A swimming pool and spa, set off by city and canyon views, completes the setting.

Jonathan Nash and Stephen Resnick of Hilton & Hyland, an affiliate of Christie’s International Real Estate, had the listing. Melanie Lewis and Sally Forster Jones of John Aaroe Group repped the buyer.

$5.7 million -- Pacific Palisades

The Bellino Residence, a modern-style home developed by Colby Mayes of Mayes Office, sold in the 200 block of Bellino Drive for $225,000 less than the asking price. The property previously went for $1.205 million in 2012, records show.

Completed this year, the home is entered by a glass-enclosed enclosed stairway topped by a massive skylight. Wood paneling, concrete walls and floor-to-ceiling glass lend an industrial look to the 5,445 square feet of living space.

Two floors of living space include open-area living and dining rooms, a kitchen with a marble-topped island, five bedrooms and six bathrooms. Atop the home, a rooftop deck takes in canyon, mountain and ocean views.
